Our History

Our founder A.J. Keilty set off on a mission to provide high quality rental housing locations combined with hotel-level services. He started with a 7-bedroom house in Kingston near Queen’s University. With revolutionary marketing techniques such as high-quality photos, internet included, and biweekly housekeeping services alongside their unique 'rental auction system', he not only generated 50% more rent than originally budgeted but also demonstrated how matching the right amenities and services to great locations can create incredible experiences for renters and investors.

2003

2004

We acquired Louise House - a 24-bed residence on 329 Johnson Street, Kingston, ON. We set out to renovate the residence and convert portions of it to new 1 and 2 bedroom units. We also immediately set out to secured Starbucks Coffee Company as our first commercial tenant.

We’ve been fortunate to serve Starbucks by providing them several more locations across on Ontario since then.

2005

Teresa Gagnon made an impact when she stepped in as our very first full-time housekeeper. She dedicated her time to creating a culture of compassion for our residents by providing them with personalized cleaning services. Through this endeavor, she gained the love and appreciation of many who joyfully hugged her goodbye on their journey out into the world upon graduating from here!

2007

A.J. Keilty was elected the President of Kingston's Rental Property Owners Association for a two-year term. That year our team developed 4-townhomes on Earl Street in Kingston - providing new high quality living close to Queen’s Campus.

2008

Our team proudly opened the doors of Liberty Terrace – a 18-unit apartment building in downtown Kingston, with a ground floor office for our growing team to move into. Not soon after that we increased the size of our portfolio with Bakery Suites - 24 luxurious apartment units each renovated in 4-months! We were successful in leasing up the community to 100% prior to first occupancy.

2010

We doubled the size of our Kingston home office. We increased the size from 550 sq.ft to 1,100 sq ft and grew our team by 50%. A year later in 2011, we completed construction of Park Lane which included 55-beds beside Victoria Park which won a City of Kingston Design award.

2015

We expanded to Oshawa, our 2nd Ontario city. There we created Taylorwood Town Homes across from Durham College and Ontario Tech University, a 110-bed Phase 1. We completed two more phases of the community over the following two years to create a nearly 600 bed community.

2016

Simcoe Town Homes near Georgian College's Barrie campus began construction.

2017

Was an eventful year for us as we completed construction and leased out the last phase of our Taylorwood Town Homes development in Oshawa, bringing up its occupancy to 430 beds. Our momentum continued to grow when it came time to set up our first site crane across the street to build University Studios beside Ontario Tech in Oshawa! We also held our first All Hands Summit where team members from across Ontario congregated in Kingston connecting with each other while honing their property management skills.

2018

Proved to be a monumental year for the company, as we achieved a lot! We completed construction and leasing of University Studios (a 393-Bed 8-storey concatenate apartment building) in Oshawa, Ontario. To top it off, the ground floor welcomed our second Starbucks tenancy! Pushed onward by this success, we relentlessly fostered educational opportunities within our team through a newly launched Community Academy. We also purchased our a new 4-storey home office building located at the corner of Queen and Barrie Street, Kingston. We were successful in leasing up the community to 100% prior to first occupancy.

2019

Our team opened a further 438-bed townhome community called University Towns condo in Oshawa, Ontario. With its ideal location directly beside two major universities - Durham College and Ontario Tech - this building was sure to make waves from day one! We were successful in leasing up the community to 100% prior to first occupancy. To celebrate their accomplishment, our owners even got an opportunity that most of us can only imagine; playing air hockey with none other than the mayor of Oshawa! After 8 long years of dedication to bring it all together from start to finish, our Unity Point apartment building finally secured construction permits from the City of Kingston to create 204 new beds, walking distance to Queen’s University.

2020

Was a pivotal year for us, as we were awarded the esteemed Golden Key from Queen's Alma Mater Society – recognizing our success as Kingston’s best housing provider.

2021

It was a monumental year for the Ontario housing industry! In Kingston, near Queen's University, 350-bed Unity Point opened its doors to downtown residents. We were successful in leasing up the community to 100% prior to first occupancy. But that wasn't all - construction also broke ground at Unity Place nearby with an impressive 360 beds in tow. To top it off, Portsmouth Residential threw their hat into the ring by entering the build-to-rent market and gearing up to provide family homes across eastern Ontario. 

Portsmouth celebrated the arrival of Brandon Ackerman, who has taken on the role of Vice President, Rental Management. Brandon's extensive knowledge and experience have been pivotal in driving our team and the organization towards unprecedented success. His dedication and leadership have quickly become invaluable assets to Portsmouth, promising a future of continued achievement and growth.

2022

Mathew MacDonald joined our team as Portfolio Manager and brings with him a rich background of expertise and insight that is poised to significantly enhance our portfolio management strategies. His dedication to excellence and strategic foresight have quickly established him as a key asset to our organization. Mathew's leadership is expected to guide Portsmouth towards new opportunities and achievements, ensuring our continued success and growth in the dynamic market landscape.

2023

Portsmouth Residential earned was recognized by Canadian Venture as one of Ontario’s Most Influential Real Estate Startups. Check out more in their article.

Portsmouth welcomed a significant addition to its leadership team with the appointment of Stuart Ivimey as Senior Accountant. Stuart has taken charge of overseeing our accounting operations, dedicating himself to ensuring the highest standards of financial management. His expertise and steadfast commitment are set to elevate our financial practices and drive our organization towards even greater success. Stuart's leadership and unique skill set herald the beginning of a promising new chapter for Portsmouth.
